How do I know if the unit is still available and what is the monthly rental price?

As our units often get rented very quickly, please contact us (insert hyperlink to contact us page for “contact us” portion of text) to check on availability. We intentionally do not post availability on our website to ensure you get the most up-to-date information on availability and monthly rental rates.  If no units are currently available, you can be added to the waitlist.  We can also refer you to another building of ours, as Destaron often has more than one building in the city. Our head office will review applications as they are submitted, once all the required paperwork is received.

Is there any where to take pets off leash?

As per the city by-laws pets are to be leashed at all times unless they are in a leash-free park. Your building manager will be happy to speak with you about nearby spots suited for walking pets.

Can I pay rent online?

At this point, there are fees associated with online payments that Destaron did not want to have to pass along to its residents.  Until the fees are reduced, Destaron did not think it appropriate to offer online payments. However, residents can instead sign up for pre-authorized debit which should be just as convenient and there should be no incurred fees.  Please ask your building manager for the pre-authorized debit form.

Can I provide post-dated cheques so as not to worry about getting rent cheques in each month?

Destaron is pleased to accommodate that request.  Your building manager will gladly store your post-dated cheques securely so that you do not have to be concerned about on time payment each month. Additionally, for your convenience, residents can sign up for pre-authorized debit.

What if I lock myself out of my apartment?

It is your responsibility to ensure you have keys to your suite at all times. However, we realize from time to time a resident could get locked out. In such instances please see your building manager during regular business hours; Monday through Friday from 9am to 5pm, so that they can assist you. Please note if you’ve locked yourself out of your apartment during the times that the office is closed we ask you please contact a Locksmith directly for assistance. Expenses incurred must be paid by the resident.

What if my neighbour is really loud?

We strive to learn as much about our new residents as possible by contacting prior landlords and employers before they are approved to move in, since we care about your future neighbours and want to minimize any potential issues. However, we recognize that, on occasion, issues may unfortunately occur between residents. If you provide your building manager a written letter or email, they will ensure that issues are dealt with appropriately.  During regular business hours, should the noise be at a level that interferes with the peaceful enjoyment of your home, please contact your building manager.  After business hours, feel free to contact your local police authorities and then report the incident to your building manager via email or in person the following business day.

How long does it take to fix things?

Depending on the nature of the repair, we usually have it assessed within 24 hours of being reported and if possible repaired in that timeframe as well.  At Destaron, we carefully monitor and track our performance at fixing repairs thoroughly and quickly since we know that is important to our residents.  As well, if during an annual inspection, when the suites are carefully examined by the senior team, if we notice a maintenance issue before the resident reports it – it will be scheduled for repair and the resident will be notified, without the resident even having to report it!  That is one aspect of the Destaron Difference.

How can I request and schedule routine maintenance (e.g., for a non-emergency repair)?

Please fill out our maintenance request form in which you  provide details of the problem you are experiencing and  authorize a maintenance staff member to enter your suite if you are not home.  The form can be obtained from your building manager by visiting the office during regular business hours or, as a convenience to our residents, you can fill out our online maintenance request form  which can be submitted electronically.

Is there recycling on premises?

Yes – each of Destaron’s buildings has a recycling program as it is part of Destaron’s commitment to environmental conservation. Please speak with your building manager to find out the specific policies of your building.

Can my application be processed if I submitted most of the required documents?

We require all the documents and additional items (i.e., proof of income, identification and rent deposit) prior to processing an application).

What should I bring with me on move-in day?

Please ensure you bring a copy of your tenant insurance policy with you.  We require the company name, policy number, expiry date and check to ensure you have sufficient liability coverage. This is required in order to obtain the keys to your new home. Please also ensure you also have a current, government-issued photo ID.

How should I prepare for move in day?

To ensure the day’s hectic schedule runs smoothly, we suggest you schedule the elevator at least 2 weeks in advance as the elevators can only be reserved for two hour slots. Once you get to the building, please give the building manager a copy of the tenant insurance certificate, if you have not already done so, as well as the signed lease – both of which are required to get the keys to your suite. We recommend leaving a forwarding address at your prior residence to avoid mail interruptions.

What documents need to be signed on move-in day?

We will have two copies of your lease to sign and give you a copy. We will also review the pet policy, no smoking policies and have you sign acknowledgement forms that you understand them.

We want to ensure you are comfortable with how your name will be displayed on the intercom list (for buildings with front door intercoms) and so will have you give us your written instructions for that.

For any residents that require assistance in an emergency, we will fill out a non-ambulatory form so you can rest assured that we will be there for you if you require emergency assistance.

We will conduct a move in inspection of your new home with you and once completed, we will both sign the inspection report.

For some residents, whose suites are sub-metered for electricity, we will also provide you with a form outlining the process.

Why is electricity not included in the monthly rent?

While there are a couple of exceptions, most of Destaron’s buildings’ suites are metered separately so that residents who are energy conscious will not have to absorb the costs for their neighbours who are not.  Please read “Keeping our Buildings Green” to better understand how Destaron has introduced numerous energy efficient improvements to better serve residents, ultimately lower monthly costs and help conserve energy in the communities in which Destaron operates.

Can I get and sign a copy of my lease before move-in day?

If you would like us to email you a copy of your lease prior to move-in day, we are happy to do that. We want to ensure we meet every new resident at least once prior to move-in, so if you have already signed the initial application documentation in our office and provided a government-issued, current photo ID, then you can sign the lease in advance of your move-in day.

What condition will my apartment be on move-in day?

What if the prior residents did not clean up?  While many landlords will allow tenants to move in on the day after the prior resident moves out, at Destaron, we take the time required to ensure that each suite is updated and cleaned to impeccable standards before a new resident moves in.  New residents should find their suites to be freshly painted and fully cleaned – all that should be left is to unpack.  Read more in “Discover the Destaron Difference”.  At Destaron, we are proud of the condition of the suites when new residents move in and ensure that the suites are up to our residents’ standards by asking them to walk through the suite with a Destaron Employee and to complete a move-in inspection prior to taking possession of the suite.  This way, in the unlikely event that there are any issues, they can be addressed.

What if my suite has imperfections when I move in?

We take the time to ensure each unit is ready on move-in day.  We also go with you to the unit, take photos and complete an inspection form together which we ask you to sign.  This way, in the unlikely event that there should be any issues, we can resolve them right away.

What must I do to be approved to rent a suite at a Destaron building?

It is a Destaron policy to not only meet prospective residents, but also to call previous landlords and employers – in addition to a standard credit check.  Employment and salary will be confirmed by letter, your employer, T4 or current pay stub.  The current residents appreciate the effort that goes into selecting new residents to the building to be their neighbours.  For more information about the application process, please refer to the “Application Process Overview“.

Why is there a conduct agreement?

Destaron asks each new resident to sign a Code of Conduct Agreement  to ensure that residents are respectful of their neighbours, the property and follow the rules of their lease.

How can I get more information on the unit to know if I want to come and see it in person?

On our website, we post photos of the unit and the building and its amenities. When available, our website also includes videos and floor plan layouts. We also include information about the neighbourhood.  Given the unit photos and floor plans are representative of some of the units, please contact us (insert hyperlink) so that we can send you photos of the particular unit which is available.  In some cases, we might also be able to send you a floor plan of the specific unit, so please contact us (insert hyperlink) so we can arrange to do so. We still encourage all potential residents to view their unit in person, barring health concerns.

What if my move-in day is running behind?

Normally there is a 2 hour window for the elevator, especially on a busy move in day. Please let our staff know if you are running late so that they can do their best to try to accommodate you and do what they can to ensure a smooth move in.

Do I need to sign everything at the building, or can I complete and sign the forms in advance?

We provide the application forms online (insert link to application process page/link of application process) so prospective tenants can complete them in advance if they choose to do so.  However, we ask that at least one of the forms is completed on site, with the building manager present who will check a current, government issued photo ID. By being stringent on this policy, we provide peace of mind to every resident that their neighbours are approved comprehensively

How can I arrange to see the unit?

We welcome the opportunity to arrange for an on-site visit to see your potential new home.  Just Contact Us and we will arrange a time for you to come.

What if I cannot see the unit in person?

If distance or illness is preventing you from coming to the unit, please let us know and we can make arrangements to do a video walkthrough and answer any questions you might have.

What upfront fees must I pay before move in?

You must submit a money order or certified cheque for the last month’s rent and key rental, as well as  a post-dated cheque for first month’s rent and key rental.  For those requesting parking and / or a storage locker, those fees will be added to the first and last month payments.

Are residents allowed pets?

While Destaron does allow residents to have a pet, we want to ensure that a resident’s pet does not disturb their neighbours and so Destaron ensures every lease holder signs a pet owner policy. Certain restrictions may apply.

Who will be responsible for maintenance or repairs for my suite?

Destaron knows that quickly addressing residents’ maintenance issues is critical and we strive to respond to issues within 24 hours – with emergency staff on call 24 hours a day, 7 days a week.  Our focus on quick resolution of maintenance issues is highly valued by residents and a big factor in our positive resident survey ratings.

Do roommates have to sign the lease?

Yes. Each lease holder of the suite must be named on the lease as well as a list of all occupants. Even after the lease has been signed, if a leaseholder decides to bring in a new roommate, the new roommate must be approved by Destaron and provide the required information.

Are there rules about hanging things on the walls?

While we understand you want to decorate your new home, please use only small nails and hooks.  No large screws, nails or stickers are allowed.

Do I require tenant insurance?

Yes.  It is the law.  You would be risking a huge financial loss in the event of an accident – even if it is not your fault. It is not just to protect possessions – but also against liability for damages to the building and neighbour’s property.  If there is a fire or flood in your suite, you would not only have to replace all your belongings, but may also have to pay for a new place to stay, time off work, moving expenses, etc.  Tenant insurance can often be purchased for less than a dollar a day. Please ask your building manager if the insurance company requires specific information such as distance to fire hydrants or stations.  Destaron buildings are equipped with safety and security in mind.

Can I paint my suite?

Destaron paints every suite prior to new residents moving in. If you would like to paint your suite after you move in, you must provide the building manager with your colour and paint sample for authorization. Please be aware that prior to moving out, it becomes your responsibility to prime all walls that you have painted.

What if my roommate has tenant insurance – do I need my own policy?

If you accidentally caused a fire or flood, it would not be covered by your roommates’ policy.  As well, an individual’s policy will only cover their possessions – not their roommate’s.  Most insurance companies will provide joint policies.

Do I need to think about renting a parking spot when I apply to rent a suite?

We feel it is a good time to think about whether or not you want a parking spot so we can process that right away. If you wait until you move in, you run the risk of not getting the specific spot which was originally available and facing potential monthly price increases.  That is why we encourage prospective residents to lock it in when they apply.

We encourage you to speak with your building manager upon move in to help get oriented to the neighbourhood.  They know the area amenities well and are happy to help inform new residents of nearby retail and service establishments. Most buildings are serviced by neighbourhood welcome wagons and if so, the building managers can provide you with their contact information.  You can also refer to the building’s area information and maps on the Destaron website.
